One of NI’s Busiest Petrol Stations for Sale – for under £3m
The Belfast Telegraph has reported that one of Northern Ireland’s busiest forecourts is for sale for just under £3m.
The site described as “one of Northern Ireland’s busiest petrol stations” — which has planning permission for a Starbuck’s drive-thru — has been put on the market for offers over £2.95m.
Number 27 Roguery Road in Toome is occupied by pumps operated by Nicholls Fuel Oils, a Centra, Nancy Maguire’s restaurant, and electric vehicle (EV) chargers. It is located near the Toome Bridge and the A6 road, just off the Brecart roundabout.
The A6 was recently upgraded and is the main connection between Belfast and Derry, with daily traffic of over 20,000 vehicles.
According to selling agents Osborne King, the tenants of the site will continue as part of the sale of the freehold, which also includes planning permission for drive-thrus on currently unused land next to the buildings.
The permission would allow for two drive-thru restaurants, along with associated parking, to be built on the site.
BT went on to report that ‘terms for one of the drive-thrus have been agreed with a coffee operator trading as Starbucks, at a proposed passing rent of £82,500.
‘Along with the shop, restaurant and fuel pumps, there are also six EV chargers, which are being let to Ionity, a charging network provider. It has a 25-year lease on the chargers, worth £12,000 per year.
‘Ionity is a joint venture of BMW Group, Ford Motor Company, Hyundai Motor Group, Kia, Mercedes Benz AG and Volkswagen Group with Audi and Porsche, and operates in 24 countries across Europe.
‘According to Osborne King’s brochure, Nancy Maguire’s lease is worth £20,000 per year for a five-year term that starts from the date of sale. It is open seven days a week, with extended opening hours on Friday and Saturday.
‘Musgrave Retail Partners NI Limited, which owns and operates the Centra, has a lease worth £123,000 per year, with a term of 20 years that started on June 1, 2021. There is a CPI-linked rent review scheduled for June next year’ consluded the BT report.
